The Franklin County Assessor's Office is located across the street from the county court house.

Computers are available for individual use where the following information may be obtained:

  1. Ownership and/or mailing address

  2. Date property was last acquired or recorded Book and Page

  3. Lot size/acreage

  4. The city limit a parcel is located in, if any

  5. Legal description

  6. Account number (tax number)

  7. Parcel identification number (mapping location number)

  8. Market value of the land, improvement or total

  9. Assessment rate (residential, agricultural or commercial) and the assessed value

  10. Property address

  11. Building type

  12. Year build

  13. First floor living area

  14. Number of stories

  15. Number of rooms/bedrooms/baths

The Tax Liability Date is January 1 of each year, this means whatever is there January 1 is what is assessed for Tax Purposes for that year.

Reassessment is done on a two year cycle (the odd number year). Field work starts around April of the even number years, and ends in April of the odd numbered years. In that 12 month period an appraiser will review approximately 50 parcels per day.

We use the exterior dimensions on all structures.

Appraisers are not required to enter any structure, except to review for complaints.

Appraisers leave blue door hangers when there is a question about the interior construction. The blue door hanger should be returned to our office to insure correct information.  If not returned the appraiser will have to estimate the interior finish.

Notices of value are mailed to every real-estate property owner in the spring of each reassessment year, it contains the old and the new appraised value (True Market) and assessed value (assessment percentage)

Informal Hearings are held beginning in May this is with the assessors staff, at this time we will review the property value, property information, and correct any errors.

The most expensive home in Franklin County is over 3 million dollars, and contains over 14,000 sq. ft.
